About Potomac Shores: What is Potomac Shores?

Potomac Shores is a master-planned, mixed-use Golf Club community located in Dumfries, Virginia, in Prince William County. Situated on a bluff above the Potomac River, the community features single-family homes, Villas, Luxury Townhomes, Condominiums, and a Jack Nicklaus Signature Public Golf Course. The master plan also includes a Town Center, Central Park, a Waterfront Park, a pedestrian walkway along the bluff, and a VRE commuter rail station — all currently under development or in planning.

The community preserves 1,000 acres of green space — including two historic cemeteries from Cedar Grove Plantation (circa 1810) and a majestic legacy tree on the bluff overlooking the river. Bald eagles nest in the community and can frequently be spotted in flight, especially in the afternoons.

How many homes are in Potomac Shores?

Potomac Shores is planned for a total of 3,900 homes at full buildout. Approximately 2,700 homes are currently built or under construction as of 2026. The remaining new construction is located exclusively in the Town Center — all new home sites outside the Town Center have sold out.

What makes Potomac Shores different from other Northern Virginia communities?

Potomac Shores was designed as a lifetime destination community — where residents can move up or down in home size without ever leaving the neighborhood. After more than a decade, that vision has become reality. Homeowners consistently choose to stay in Potomac Shores even when their current home no longer fits their stage of life, simply moving to a different home type within the community.

The canopy of trees lining Potomac Shores Parkway, planted when the community opened in 2014, has grown into a stunning boulevard. During golden hour in spring through fall, the drive into the community is simply breathtaking. It is the moment buyers fall in love. They always say it the same way: “I want to live here.”

Location & Commuting: Where is Potomac Shores located, and what is nearby?

Potomac Shores is located in Dumfries, Virginia, in Prince William County, bordering the Potomac River. Key distances:

  • Marine Corps Base Quantico: ~15 minutes south on I-95
  • FBI Academy at Quantico: ~15 minutes south
  • Fort Belvoir: ~30 minutes north on I-95
  • The Pentagon: ~25 miles north on I-95

Is Potomac Shores a good location for military families relocating to Quantico?

Yes, Potomac Shores is one of the most popular communities for military families and government employees PCS’ing to the region. Its location between Marine Corps Base Quantico, the FBI Academy, Fort Belvoir, and the Pentagon, combined with its resort-style lifestyle, excellent schools, and homes that are eleven years old or less, makes it an exceptional choice for PCS moves and long-term relocation. What are the commuting options from Potomac Shores to Washington, D.C.?

  • OmniRide Bus: Stop at River Heritage Drive within the community
  • Commuter Parking Lot: ~2 miles away (1.5 miles once the Parkway extension is completed)
  • Slug Lines: Free rapid carpooling to D.C. and the Pentagon — lines form at the Route 234 commuter lot
  • VRE at MCB Quantico: 5 miles south, accessible now
  • Rippon VRE Station: Just north of the community
  • Future Potomac Shores VRE Station: Head House complete; platform awaiting final approval — projected late 2027
  • Potomac Shores Parkway Extension: Under construction now — will provide direct access to I-95 and Route 1

When will the Potomac Shores VRE Station open?

The VRE station building is complete and waiting on tenants, but the platform has been in the approval process since 2017. The current delay involves contaminated soil from a 1980s landfill that was once on the site. The developer is actively working with VRE and CSX Railroad toward final approval. Our best current estimate for opening is late 2027.

In the meantime, residents have multiple commuting options available today, including OmniRide Bus, slug lines, VRE at MCB Quantico (5 miles south), and Rippon VRE to the north.

Homes & Pricing: What types of homes are available, and what is the price range?

Potomac Shores offers condominiums, luxury townhomes, villas with main-level living, and single-family homes ranging from the high $400,000s to $1,400,000+. Here is what each price range delivers:

$475K – $600K

Brand new one-level condos with garage and elevator, two-level condos with 1-car garage, or resale 2-car garage homes. New 4-level townhomes with rear garages in Town Center, while inventory lasts.

$600K – $700K

Two-car garage townhomes, front and rear-load, built 2016–2025, outside the Town Center.

$700K – $800K

Villas with main-level bedrooms and 4-level townhomes. Golf course and seasonal river views available.

$800K – $900K

Two-car garage single-family homes, including main-level living options and traditional 4-bedroom homes with full basements.

$900K – $1M

Nearly new single-family homes built by Pulte, Stanley Martin, NV Homes, Brookfield, and Ryan Homes.

Premium homes with golf course and wooded views. Golf course view homes start at $915K+. Craftsman-style front porch homes west of Potomac Shores Parkway.

Is there new construction available in Potomac Shores in 2026?

Yes, but limited. New construction is now only available in the Town Center area. All new home sites outside the Town Center have sold out. One builder is currently offering four-level townhomes with rear garages in the Town Center while inventory lasts.

HOA & Community Fees: What are the HOA fees in Potomac Shores?

HOA fees range from $180–$200 per month for most homes. Town Center homes pay $200 per month. The HOA includes High-Speed Internet, Trash, and Full Access to all amenities, including a state-of-the-art gym and two pool complexes. All homeowners except Hines apartment residents are part of the HOA.

What is the CDA fee, and what does it cover?

The CDA (Community Development Authority) fee covers community infrastructure. For homes outside the Town Center, the CDA ranges from $800–$1,600 per year with a 2% annual increase. Town Center homes pay a CDA of $2,079 per year. Do townhomes in Potomac Shores have a condo fee?

Fee-simple two-car garage townhomes pay HOA and CDA only — no condo fee. Stacked condos and condo flats pay an additional condo fee ranging from $260–$400 per month.

What schools serve Potomac Shores?

Covington-Harper Elementary School Features a Gifted and Talented Education Program.

Potomac Shores Middle School is the newest state-of-the-art middle school in Prince William County. Features a Gifted Education Program for 6th through 8th graders.

New Elementary School in Town Center (name TBD). Currently under construction. Features include STEM and art labs, a library, innovative learning stairs, and solar panels.

Saint John Paul the Great Catholic High School — A private, co-educational college preparatory high school, part of the Arlington Diocese.

Is the Potomac Shores golf course public or private?

The Potomac Shores Golf Club features a Jack Nicklaus Signature Public Golf Course open to the public. Residents receive a 10% discount on golf, pro shop purchases, and dining at the Tidewater Grill. Membership options are available for frequent players.

Which homes have golf course views?

Golf course view single-family homes start at $915,000+. Look for the Craftsman-style front-porch homes west of Potomac Shores Parkway that back up to the course. Luxury townhomes built by Pulte Homes border the course near the golf club and offer spectacular course views and seasonal Potomac River views.

What amenities does Potomac Shores offer?

  • The Shores Club 13,000 sq ft Social Barn complex with two buildings, two pools plus a kiddie pool, cabanas, and a concession stand. A second pool complex with a meeting room is on River Heritage Boulevard.
  • Jack Nicklaus Signature Public Golf Course – With resident discounts and Tidewater Grill dining.

Potomac Shores has an all-volunteer Social Committee backed by an HOA-funded events budget. Recurring events include Movie Night on the Lawn, Sip & Paint Night, Pool Opening Weekend, Karaoke Night, and holiday celebrations throughout the year.

Town Center & Waterfront: What is coming to the Potomac Shores Town Center?

  • Grocery Store – Signed but brand undisclosed. Located on Potomac Shores Parkway near Route 234/Route 1.
  • New Elementary School – Under construction now.
  • Hines Group Luxury Apartments – 365 waterfront units with parking and full amenities. Projected late 2027.
  • Central Park – Open now with an amphitheater, a rain garden, and a playground.
  • Marina – Planned at the southern waterfront end, along with a restaurant site. Last section to be built.
  • Future Day Care Center coming to the Town Center

Retailers are likely waiting for approval of the VRE platform before committing to retail space in the community. To have a viable town center, you need rooftops. Now that residential units are being sold in the Town Center area, we will see Potomac Shores homes grow from the existing 2,700 sold properties to 3,900 over the next two years. In the surrounding communities of Southbridge and River Oaks, the customer base is already here.

What is the Potomac Shores boardwalk and waterfront?

What many people picture when they hear “boardwalk” is not quite what this is, and that is actually even better. Behind the VRE Station on the bluff overlooking the Potomac River is a pedestrian walkway that will adjoin a future waterfront park running along the bluff from the VRE Station down past the legacy tree. Walk through the completed VRE Head House building to access it today. The VRE Station was built to feature a restaurant on the upper floor with panoramic views of the Potomac River. You would need to drive to Old Town Alexandria or DC to get this view, but the Potomac Shores Community will have it right in the neighborhood. There are also several other retail spaces available in the building. After dinner, the dream is to walk along the bluff in a park-like setting or visit the shops in the nearby Market Place.

The waterfront park is part of the master plan and will give every Potomac Shores resident permanent access to the Potomac River waterfront. The developer preserved this land for the entire community rather than selling it to builders for additional homes. The morning sunrises are epic from this vantage point over the river. And if you are lucky, you will see an active bald eagle nest is located near the station, where visitors are frequently treated to sightings, especially around 3:00 PM.

What is the history of the Potomac Shores land?

Potomac Shores is built on land historically known as Cedar Grove Plantation, dating to 1810. Two cemeteries have been preserved within the community, believed to have been in use from 1810 until 1911, when the land was sold. On the bluff overlooking the Potomac River stands a majestic legacy tree saved by the developer and believed to date back centuries.

In the early 2000s, the site was known as Harbor Station and was owned by Kettle, which had planned a community here before abandoning the project during the late-2000s recession. The land was subsequently purchased by Sun Cal.

Today, Potomac Shores is managed by Biddle Real Estate Ventures, the master developer for this 2,000-acre site. Biddle Real Estate Ventures is also the master developer for Edge-on-Hudson in Sleepy Hollow, New York, a similarly ambitious mixed-use waterfront community along the Hudson River. At full buildout, Potomac Shores will total 3,900 homes.
